HOBOKEN, NJ–The new rental building by Bijou Properties here is the first multifamily development in Hoboken to receive LEED® Platinum certification - the highest possible rating from the U.S. Green Building Council.

Edge Lofts, a six-story building at 1405 Clinton St., was awarded the certificate for achievement in green homebuilding and design.

Lawrence Bijou, managing partner of Bijou, said that “Edge Lofts has been designed and built to raise the bar for sustainable design and building practices in Hudson County and beyond.”

His company's other projects include two other green structures in Hoboken: Garden Street Lofts, which was the state's first LEED® Gold residential high-rise; and the Hostess Factory, a 42,000 square-foot retail restoration that has a 20,000 square-foot green roof.

Edge was designed by Marchetto Higgins Stieve Architects with a brick- and-glass exterior. The south façade will be covered by a living wall of ivy to provide “thermal, acoustical and aesthetic benefits,” says the architect, while architectural sunshades reduce direct sun absorption at the southern corners.

The building has fresh air filtration systems, open-cell spray-foam insulation for maximum air and moisture control, sound insulation, zero VOC paint, reclaimed antique oak flooring, kitchen and bathroom tiles made with recycled contents, and Energy Star appliances. The building is 100% smoke-free.

Other amenities at the 35-unit Edge, which is fully leased, include:

  • a virtual doorman system
  • a 2,500 square-foot landscaped common terrace
  • a residents' lounge with WiFi, flat screen TV, kitchenette and wet bar and a children's play area
  • a package room for deliveries and cold storage area
  • bicycle racks and an on-site parking garage.

There is 1,250 square feet of ground floor retail space, as well as dedicated artist and gallery space.

LEED Consultant Steven Winter Associates, Dagher Engineering and Cates Engineering also worked on the project.
