SAN ANTONIO- Paychex North America Inc. and Omnicare of San Antonio have struck a deal with Clarion Partners to take down a combined 19,788 square feet at buildings A and C of Network Tech Center. Jason Schnittger of Stream Realty Partners' San Antonio office represented the landlord in both transactions.

Paychex North America, Inc., which handles payroll, human resource and benefits outsourcing industry, signed a new lease for 7,808 square feet in building A of the property at 12400-12460 Network Blvd.. Todd Smith of Acclaim Group and David Ballard of Reata represented Paychex in the transaction.

Omnicare of San Antonio, a provider of pharmacy and related services to elder care and other specialized health care settings, renewed an existing lease for 11,980 square feet in building C of the property. John Worthen of Jones Lang LaSalle represented the tenant in the transaction.

“Stream Realty has leased Network Tech Center for the past five years,” Schnittger says. “We continue to see interest in the property and in the University Park market as a whole.”

Network Tech Center is in University Park with access to Interstate 10 and Loop 1604. The complex consists of three, single-story flex buildings totaling 84,845 square feet.

Casa Grande

  • A 4,332-square-foot building, net-leased to IHOP has sold for $1.8 million. Mark Ruble and Jamie Medress with Marcus & Millichap Real Estate Investment Services had the exclusive listing to market the property at 2064 East Florence Blvd. on behalf of the seller, a limited liability company.

Phoenix

  • Northwest Valley Property & Associates LLC sold the 20-unit Sun West Apartments at 2501 W. Elm St. to Nucare Properties LLC of Phoenix. Brian Smuckler and Jeff Seaman of CBRE's Phoenix office represented the Phoenix-based seller in negotiating the $485,000 sales transaction.

Scottsdale

  • Phaedrus LLC of Scottsdale, AZ sold three units totaling 10,137 square feet within the Mountain View Office Suites at 9787 N. 91st St. Andrew Fosberg and Steve Fernandez of CBRE's Phoenix office represented the seller in the $2.1 million transaction. The buyer, Holladay, UT-based SH Property LLC, was represented by Bob Winegar and Lance Richards with Pierpont Equity Group in Phoenix.

Williams

  • A 9,026-square-foot, net-leased Dollar General store at Franklin Avenue and Grand Canyon Boulevard sold for $1.5 million. Jamie Medress and Mark Ruble with Marcus & Millichap Real Estate Investment Services brokered the transaction between the buyer and seller, both limited liability companies.

TEXAS

Colleyville

  • Realty Capital Management LLC of Irving, TX sold Meadows Creek Plaza, a 19,626-square-foot building at 8190 Precinct Line Rd. to to Standard Insurance Agency Corp. The insurance company will use the building for its new headquarters. Russ Webb and LeAnn Brown with Silver Oak Commercial Realty represented the seller. Mark Wood with Howe/Wood & Co. represented the buyer.

Houston

  • 321 West 19th Street LP sold a 10,845-square-foot retail building at 321 West 19th St. The ask was $1.5 million. Christopher Dray of Moody Rambin represented the seller. Adam Brackman represented the purchaser.
  • Blalock 3 Joint Venture LLC sold 17,280 square feet on 1.1 acres at 1739 Bingle to James P. & Patricia Wuerth. Tim M. Thomas, B. Kelley Parker III, John F. Littman, and Coe Parker of Cushman & Wakefield of Texas Inc. represented the seller. Thompson Green of GRI Commercial Real Estate represented the buyer.

Kennendale

  • 5814 EK, Ltd. purchased a 47,582-square-foot industrial building at 5814 Everman. Jones Lang LaSalle's Jamie Galati represented the seller, Town North Bank. Transwestern's Jeff Givens represented the buyer.

McAllen

  • A single-tenant, net-leased Walgreens at 2300 Pecan Blvd. has sold for $2.2 million. Randy Blankstein and Jimmy Goodman of the Boulder Group represented the seller, an East Coast institution, in the transaction. The buyer was a private Midwest based investor.

Sugar Land

  • A 6,000-square-foot medical building at 1415 SH 6 has sold. Christopher Dray of Moody Rambin represented the seller. Joseph Sebesta represented the buyer.

Oro Valley

  • ACTUS Biotechnology leased 1,793 square feet at 405 W. Cool Dr. Jeff Casper and David Montijo with CBRE's Tucson office represented the landlord, Tucson-based Louey Holdings LLC, in negotiating the lease terms. ACTUS, also of Tucson, was represented by Bob Davis and Tom Hunt with Rein & Grossoehme Commercial Real Estate's Tucson office.

Queen Creek

  • Four tenants signed leases totaling 8,155 square feet at the 33,256-square-foot Bella Vista Village, 270 E. Hunt Hwy. New tenants include Elite Nutrition, Dance Spot, Congressman Paul Gosar, Frank N Stitch and Red Leg Burger. The landlord is Time Equities Inc.

MISSISSIPPI

Jackson

  • Hibbett Sporting Goods Inc. and Dollar Tree signed a total of 16,304 square feet at Maywood Mart Shopping Center, 1220 E. Northside Dr. Jeff Kimbrell of the Shopping Center Group represented both tenants. Lee Norman, also of the Shopping Center Group represented the landlord, Time Equities Inc.

  • Car Mex Auto Sales LLC leased 18,327 square feet of flex space at 1133 Avenue G from Fantozzi Ltd. Will Dillard of Bradford Commercial Real Estate Services, represented the landlord in the direct deal.

Carrollton

  • American Hotel Register leased 213,961 square feet in Frankford Trade Center, 2828 Trade Center. The company is relocating from 1228 Crowley Circle, also in Carrollton. Nathan Orbin and Melissa Holland with Jones Lang LaSalle represented the tenant. Steve Trese and Adam Hammack with CBRE represented the landlord, PPF Industrial 2828 Trade Center Drive LLC.

Dallas

  • Henry Deal Group LLC leased 2,659 square feet of office space in Danari Office Park Building I, 15150 Preston Rd., from ARI Preston LLC. Sharon Friedberg and Melanie Hughes with Bradford Commercial Real Estate Services, represented the landlord in the direct deal.
  • LA Fitness leased 45,000 square feet at the Old Town Shopping Center, 5500 Greenville Ave. LA Fitness Inc., was represented by Jon Zikos at Venture Commercial Real Estate LLC, and landlord Westwood Financial Corp. was represented by the Weitzman Group. LA Fitness opened Oct. 19.

  • Livio International leased 4,170 square feet at Canal Centre, located at 400 E. Las Colinas Blvd. from LaSalle Investment Management. James Esquivel and Blake Shipley with Jones Lang LaSalle represented the landlord. Mark Macy with Macy Newman Co. represented the tenant.

San Antonio

  • A $2.8-million loan was arranged for the 97-unit Regency Manor at 5042 Wildflower. Patrick Short of BMC Capital's Austin office has arranged the financing. The borrower was able to pull out his original equity from a property that was foreclosed upon by a servicer three years ago, while lowering his rate by more than 1% on a loan scheduled to mature in two years.

Phoenix

Jon Cown has joined SRS Real Estate Partners as senior vice president. In his new job, Cowen will focus on representing local and national retailers, shopping center leasing and development, and investment sales. Previously, Cowen worked at Cushman & Wakefield after his own real estate firm, Cowen Commercial LLC, was acquired by the company. He attended the University of Arizona.

TEXAS

Dallas

  • Greg Cannon has joined Colliers International as executive vice president of industrial sales and leasing. Previously, Cannon was senior vice president of brokerage services at Transwestern. He has also worked at Cushman & Wakefield of Texas Inc. He received his bachelor's degree in business administration from Southern Methodist University and participated in the FIABCI exchange program in London, England.
  • Taylor Roberts has been hired by UCR as vice president. Prior to joining UCR, Roberts served as a vice president with the John T. Evans Co. He also worked with Allegiance Development in Addison, TX. Roberts received his Bachelor of Arts degree in Psychology from Texas Tech University.

  • Jim Adams has joined Berkadia Commercial Mortgage LLC as senior vice president with the company's loan originations division. Most recently, Adams served as executive vice president and managing director of Newmark Grubb Knight Frank.
