IRVING, TX-Georgia-based Mimaki USA Inc., a Texas newcomer, and Rhema Inc., a local firm, have leased the balance of the class A industrial space in the 80,791-square-foot Tristar Tech Center in the DFW Airport submarket. Bradford Commercial Real Estate Services achieved 100% occupancy on the property within six months of obtaining the leasing assignment from owner Tristar Tech Center LP.
Mimaki USA has tapped 13,464 square feet at 8080 Tristar Dr. in Irving for its sixth regional distribution center in the U.S. The Suwanee-based company is a manufacturer of wide-format inkjet printers and cutters for sign graphics, industrial products and textile and apparel markets.
Moving from right down the street into 8,346 square feet is Rhema Inc., a distributor of medical supplies that was represented by Sean Sunby of CBRE. Both companies have signed long-term leases for their distribution centers, which are being set up now.
Joe Santaularia, market director of Bradford Commercial Real Estate Services of Dallas, and Brock Wilson, senior vice president and managing partner, represented Tristar Tech's landlord in both transactions.
Tristar Tech Center, situated on a five-acre tract, had 21,810 square feet of empty space when the Bradford team won the assignment. "Mimaki was a fast-moving deal. It needed to be in now and we accommodated that," Santaularia says.
Wilson attributes the fast lease-up to an aggressive campaign with "boots on the ground, door-to-door cold calling and mass marketing of the project over and above the norm." There are now six tenants in the 14-year-old, single-story project, acquired in April 2010 by the Missouri investment group.
"We leased this up under the tenant improvement expectations and over the rent expectations," Santaularia says. "The DFW Airport submarket has a lot of velocity right now, with lots of tenants moving around and expanding."
