He noted that Garden State Lumber recently signed a five-year deal for more than 60,000 square feet at the property. The remaining 88,943 square feet can be leased in its entirety or divided into 45,000-square-foot units, Weinberg said.

The smaller units are suited for warehouse/distribution, assembly and light manufacturing, and there is 13,350 square feet of administrative space.

A 31,650-square-foot portion of the available space at the building is fully air conditioned and has explosion-proof storage areas.

The area was designed for Estée Lauder as a bottling and packaging plant for its Aramis fragrance division. The skincare, makeup and fragrance company moved out of the facility this year after a tenancy of more than 35 years.

The building has 22-foot ceilings, six loading docks and 174 parking spaces, plus compressed air lines and a fully-gated security system. There is a back-up generator with a 1,000 gallon underground diesel storage tank.
