BRIDGEWATER, NJ-A headquarters-quality office building on Route 202/206 here is being marketed as a lower-cost alternative to companies looking for a corporate home. The 115,558-square-foot building is available for occupancy by the end of next year, when current occupant Valeant Pharmaceuticals will depart.
The three-story Bridgewater Hills Corporate Center, built in 1986, has full approvals for expansion with another wing. It is owned by an affiliate of Lexington Realty Trust, and is being marketed by Newmark Grubb Knight Frank.
The building,which once served as an insurance company office, has an atrium lobby with a three-story staircase, and is set on a 20-acre campus close to both I-78 and I-278.
“With construction costs high right now, and the flight to quality, the fact that the building can be expanded in this age of renovation instead of new development, makes it a fantastic corporate headquarters opportunity,” says David Simson, NGKF's vice-chairman for New Jersey. “On top of that, the location can't be beat.”
Simson, Jamie Drummond, Tim Greiner and Daniel Reider are all handling leasing for the property.
The leasing team said amenities include a large raised-floor data center, a cafeteria/dining area, outdoor patio seating, fitness center with showers and lockers, training/conference facilities, a loading dock and back-up generator.
The center also has an outdoor courtyard and walking trails.
The property is a short drive from the Bridgewater Commons Mall and adjacent Village at Bridgewater Commons.
There are 552 parking spaces, and the office space is divided like this: 29,012 square feet on the first floor, 43,359 square feet on the second floor and 43,187 square feet on the third floor.
