LOS ANGELES-PCC Logistics, a frozen food-products freight exporter to the Far East, has completed a lease transaction for a 207,538-square-foot industrial facility located at 1241-1245 Watsoncenter Rd. in Carson, CA, GlobeSt.com reports in this exclusive story. The company signed a 10-year, long-term lease valued at $15 million.
PCC Logistics moved into the space in November 2013. According to Lee & Associates Los Angeles-Long Beach office principal Don Smith, the company chose the location because of its proximity to Heavy Weight Corridor and its access to a railway. Smith along with principal David Bales represented PCC Logistics in the transaction.
Industrial demand in Southern California is continuing to grown while supply continues to decrease. Southern California has had decreasing vacancy rates for six straight quarters, and according to research from CBRE, availability will continue to shrink as development has not yet caught up with demand.
In Los Angeles County, large-scale industrial developments are rare; however, GlobeSt.com reported this week that Pacific Industrial has acquired 39 acres of land entitled for 820,390-square-foot industrial campus, the largest land deal in Los Angeles County since 2002. The developer plans to build three industrial facilities totaling 550,000 square feet on the site during phase one. Pacific industrial will then build a 300,000-square-foot facility in 2018 after a lease with BNSF Railway expires. Pacific Industrial has already signed a Fortune 50 tenant to the space, further illustrating the high demand for industrial properties.
