PHILADELPHIA-PernaFrederick Commercial Real Estate orchestrated three office lease renewal agreements for 10,600 square feet of space here that have a combined aggregate rental of $862,000.

Joe Viturello handled the contracts, two of them for space at the North American Building at 121 South Broad St., where the landlord is ADR North American:

• Viturello represented ADR in extending the lease of 6,610 square feet on the 14^th floor by Gerolamo McNulty Divis & Lewbart, a law firm specializing in automobile negligence, employment law, general casualty, medical malpractice, product liability and workers compensation litigation. Michael Gallagher of the Flynn Company represented the tenant.
• Viturello represented both sides in a lease extension for Educational Testing Service on the 17^th floor of the 21-story building.

In the third renewal, Viturello represented 1608 Walnut Street Associates in the lease extension of 2,259 square feet on the 11^th floor by Univision. Adriano Calvanese of CBRE, represented Univision.

Univision operates WUVP-DT, virtual channel 65 (UHF digital channel 29), a Spanish language television station serving the Philadelphia marketplace that is licensed in Vineland, New Jersey.
