GLENDALE, CA-Glendale is quickly becoming one of L.A.'s most coveted submarkets, thanks to several new developments and redevelopments that came online in 2013. Due to these projects, close proximity to Downtown Los Angeles and a vibrant dining scene that is garnering national attention, Glendale is fast becoming one of L.A.'s top neighborhoods.
The charge is lead by both the Americana and the Glendale Galleria—the city's two major retail destinations—which received $170 million in renovations and developments this year, including the new Bloomingdale's department store at the Glendale Galleria, built by C.W. Driver on a paperless job site, and the new 135,000-square-foot Nordstrom at the Americana.
However, it isn't only the retail sector that is experiencing a boost. Glendale has some 2,000 multifamily units in the pipeline. Among the bunch is the award-winning ICIS mixed-use complex, which opened at the beginning of the year and features 200 units and 7,000-square-feet of rental space; and the 208-unit Elevé Lofts & Skydeck complex that has a massive 26,000-square-foot skydeck.
In tune with the revitalization, the city is looking to invest in its bicycle infrastructure. It applied for a $2.2 million grant to build new bike lanes and create a bike share program.
Although 2013 was a head-turning development year for Glendale, this revitalization has been a long time in the making. Several years ago, major entertainment companies, like Disney, DreamWorks and ESPN set roots in the city, encouraging other residents and businesses to follow. With several development projects still underway, the growth in Glendale is likely to continue through 2014.
