COMMERCE, CA-Super King Markets has completed a lease transaction with Terreno Realty Corp. for a 64,000-square-foot industrial facility at Garfield Business Center to accommodate recent growth. The grocer signed a long-term lease for the industrial space. It has six locations in Los Angeles.
“Garfield Business Center is a strategic distribution location, given its freeway proximity and onsite rail access,” says Jeff Sanita of Cushman & Wakefield, who leads the Garland Center leasing team with John McMillan and represented the landlord in the transaction. “The property also is close to Super King Markets' primary facility, which made it a logical choice.” The leasing team is also marketing two additional spaces in the same complex.
Located at 3420 Garfield Ave., the property is a 5-building, 545,000-square-foot industrial campus. The campus is 97% occupied and has 14 total tenants, which is not unusual for industrial space in Southern California where industrial space is in high demand. Pacific Industrial is building a 550,000-square-foot facility in Bell, CA, and has already signed a lease with a Fortune 50 tenant for a portion of the space. Pacific Industrial completed the lease transaction in conjunction with purchasing the land site for the development for $49 million from the City of Bell.
