PARIS-A recently released Key Indicators report from Immostat indicates that office leasing activity in Greater Paris was a bit slower in 2013 than in the year prior. In the rest of France, warehouse activity also slowed for smaller sized properties, but uptake grew for units of more than 10,000 square meters.

PARIS

  • The office take-up for the Greater Paris region reached 1 844 500 sq m for the whole year 2013, down by 25% from 2012 (2 464 400sq m).
    The office take-up amounted to 511,700sq m in Q4 2013, down from 618,800 sq m from Q4 2012.

  • Immostat's estimate of immediately available supply at the end of Q4 2013 is 3 925 000 sq m, up by 4 % from Q3 2013.

  • The provisional headline rent for second-hand offices is € 312 ($424) per sq m and per year on average (taxes and charges excluded), relatively stable compared to the previous quarter.

FRANCE

  • The Warehouse take-up for the Greater Paris region (warehouses over 5,000 sq m, Grade A, B, shipping services or refrigerating) reached 412,400 sq m for the whole year 2013, down by 18% from 502,200 sq m recorded in year 2012

  • At a country level, the warehouse take-up (for warehouses over 10,000 sq m, Grade A, B, shipping services or refrigerating) accounted for 1 875 300 sq m for the year 2013, up by 16% from 1 620 300 sq m recorded in 2012.


INVESTMENT VOLUME PARIS REGION

  • The investment volume reached € 11.1 billion (for commercial real estate assets over € 4 million ($5.4M) each in 2013, down from €12.1 billion ($16.4B) recorded in 2012.
    The provisional figure of investment volume in Q4 2013 set at € 3 billion ($4.08B).

  • Note: Figures announced by Immostat at the end of the quarter (for take-up; rents; investment volumes) are deemed provisional as information regarding transactions still keeps coming in for a few more months.
