HOUSTON – The Worthing Companies announced plans for a 342-unit luxury multifamily project in Wolff Companies' Central Park, a 78-acre mixed-use development located in the Energy Corridor.

The project, to be named The Heights at Park Row will be situated on 9 acres on the north side of I-10 between North Eldridge and Highway 6.  Construction is slated for completion by the end of this year.

“The exceptional quality of The Worthing Companies' properties and plans for The Heights at Park Row fit perfectly with our vision for Central Park to include national and multinational corporations, multifamily living and hospitality,” said David S. Wolff, Chairman and President of Wolff Companies. “Central Park has proven to be ideal for this high-profile development due to our stringent development standards, immediate proximity to green space, unparalleled access and our location in The Energy Corridor – one of the fastest growing submarkets in the country.”

Atlanta-based Worthing cites increasing population in the west Houston's dynamic submarket driving the demand for upscale multifamily housing in the area. Ryan Epstein, Senior Vice President of CBRE's Capital Markets Multi-Housing Group, says the greatest trend of 2014 will be the creation of workforce housing.

Increased demand for additional workforce housing is expected to increase the West Houston's Energy Corridor, where more than 5 million square feet of office space in under construction.

“Our 2013 land use and demographics study projects population growth of more than 8 percent within the 30-minute drive-time area of The Energy Corridor, which now comprises more than 2.3 million people and 790,000 households, says Clark Martinson, General Manager of The Energy Corridor District. "We need residential housing development in The Energy Corridor, and The Worthing Companies project helps us meet this impending demand.”

Near Worthing's apartment project, a large medical facility is on tap in Wolff's Central Park development. MD Anderson Cancer Treatment Center acquired 34.5 acres in Central Park in 2012. Infrastructure improvements continue after Phase One of the Park Row Completion Project and Central Park West Boulevard were completed in December. Phase Two of the Park Row project will connect Dairy Ashford to Highway 6, improving mobility in The Energy Corridor.

Parker Associates is the design architect for The Heights at Park Row apartments. Jeff Peden with Cushman & Wakefield represented The Worthing Companies in the land transaction.
