SAN ANTONIO– Stream Realty Partners has acquired 5109 Medical Drive, an 80,000 square-foot medical office building located on Christus Santa Rosa Medical Center campus in the South Texas Medical Center in Northwest San Antonio.

The property is situated on 3.43 acres in the Northwest submarket. The San Antonio office market, specifically in the Northwest submarket, experienced a very healthy year in 2013. The Northwest submarket saw 86,381 square feet of net absorption in the fourth quarter alone, the most of any submarket in the San Antonio area, noted CBRE in a report.

“Stream Realty purchased 5109 Medical Drive because of its central location within the South Texas Medical Center and opportunity to accommodate a variety of users,” said Carolyn Hinchey Shaw, vice president with Stream Realty.

Shaw and Jason Schnittger, senior vice president at Stream Realty Partners' San Antonio office, will oversee leasing, and Stream Realty will also provide management services for the property.

The four-story, class-A building is currently only property in the South Texas Medical Center with 80,000 square feet of availability.

“Since it is the only property in South Texas Medical Center of this size and quality, we anticipate finding users quickly.” Schnittger noted.
