DALLAS— Construction began this week on Knoll Trail Plaza, a new 120,000-square-foot office building in North Dallas. The project, set to deliver in November, was designed by BOKA Powell and is being developed by Cawley Partners.

Knoll Trail Plaza is a LEED designed, four-story building which is 40% pre-leased to Sundown Energy. The Dallas-based oil and gas company leased 38,000 square feet intended for a new headquarters and will occupy at the end of the year when the building delivers. Currently there is 60,000 square-feet of contiguous space available.

The building is located along the Dallas North Tollway between Keller Springs and Westgrove at 16400 N. Dallas Pkwy.

Office construction in the Metroplex has increased in the recent months. In Dallas alone, there is approximately 4.5 million square feet of office product under construction and with additional projects in the pipeline activity is predicted to increase.

“Dallas and Fort Worth are poised to have an enormously successful year,” said Don Powell principal at BOKA Powell.

BOKA included unique amenities in the design including a rooftop patio deck for private events, an indoor/outdoor cafe, and top-floor private balconies.
