MIAMI—NoMi Plaza, a 19,000-square-foot retail property on North Miami Avenue in Miami' Midtown neighborhood, is seeing strong demand and Comras Company is readying more space. NoMi Plaza is billed as the ideal retail space for specialty and service-oriented companies.

Located at 3100 North Miami Avenue, NoMi Plaza spans the entire block front from 31st and 32nd streets. The site is directly across North Miami Avenue and AT&T, Mattress Firm, PetSmart, the future Walmart, and Miami Midtown's 1,700-space parking garage. Comras is creating seven spaces that range from 2,000 square feet to 3,000 square feet, which can be combined to meet retail tenant requirements.

“The contemporary designed facades all have exposure on North Miami Avenue, the most-traveled thoroughfare between the Design District, Midtown and Wynwood,” says Michael Comras, CEO of Comras. “The fact that all the residential units in Midtown are occupied, the announcement of the new, upscale Hyde Hotel along with thousands of additional residential units to be built in the Midtown, Design District, Wynwood, and Edgewater areas, indicate that NoMi Plaza is part of a growing live-work-shop zone between the Design District and Downtown Miami.”

Known for invigorating districts by bringing in retailers and restaurants that cater to the needs of nearby residents, the developer acquired the property last fall and expects to complete construction in a few weeks. Irma Figueroa, senior associate of Comras, says the radius from 23rd Street to 41st Street will evolve dramatically in the next few years.

“There is so much potential within this area to create a unified and pedestrian-friendly neighborhood that spans beyond just Midtown and the Design District's core,” Figueroa says. “With the right retail and restaurant integrations, this community will develop into a sprawling, active center.”

Starting with Collins Avenue and Lincoln Road on Miami Beach 20 years ago, and extending throughout Dade, Broward and Palm Beach Counties, Comras has long been making an impact on retail revitalization. In the Design District, Comras has been engaged to spearhead the leasing of a new two level project catering to showrooms and retailers looking to locate at the connecting point between the Design District and Midtown.

The District 36 will provide 60,000 square feet along the full-block on Northeast 36th Street from Northeast 1st Avenue to NE 1st Court. The project will provide on-site parking space and room for eight to 10 showrooms, retails spaces and a café.
