BROOKLYN, NY-The Recovery House of Worship is looking to redevelop its church at 360 Schermerhorn St., at the corner of Third avenue in Downtown Brooklyn. The 120-year-old church has retained TerraCRG to find a redevelopment partner.
Located in a neighborhood undergoing a revitalization—with several large new luxury residential and commercial projects planned, including the BAM-Downtown Brooklyn Cultural district—the approximately 29,000-square-foot two story brick building sits on a 150 foot x 100 foot lot and is zoned to allow for a mixed-use development with a total of approximately 97,500 square feet.
The proposed plans for the property call for the development of an approximately 120,000-square-foot mixed use building consisting of community facility, retail space as well as residential or the option for office/hotel. RHOW is looking to create an arrangement where it would retail the community facility and retail portion of the project while the developer would retain the residential or office/hotel portion of the project.
The property is across the street from the Hub, a mixed-use project under construction with 720 rental units, and sits steps from the BAM-Downtown Cultural District with the many theatres, performance spaces and concert halls, including the Brooklyn Academy of Music Theatre and Cinemas, Theatre for A New Audience, Mack Morris Dance Group studio and the BRIC Arts Media House. The property is also just two blocks away from the Atlantic Terminal Mall and Barclays Center arena, with access to the 2,3,4,5,N,Q,R,B,D subway lines plus the Long Island Rail Road.
TerraCRG has introduced the site with a request for proposals due in early March. Any proposals are subject to approval by the congregation as well as the Attorney General.

"The developer's track record in developing well designed, efficiently built projects will also be considered while reviewing proposals as well," Cohen adds.
