DALLAS— Karlin Real Estate provided DFW Economy Industrial, LLC with a $7.2 million loan to refinancing a 268,000-square-foot, three-property industrial portfolio in Dallas.

The portfolio includes 1105 Colorado, a 154,000-square-foot building and 1000 Harrison, a 59,000-square-foot industrial park, both located in Arlington. A 54,000 square-foot industrial property located at 3201 Military in Mesquite is also included. The properties are collectively 88% leased.  

According to Karlin, DFW was able to quickly obtain a bridge loan from Karlin when a previous lender was unable to complete the transaction on the borrower's accelerated timeline.

"DFW has owned the property since 2006 and has demonstrated a strong operational performance track record," said Larry Grantham, co managing director of lending for Karlin. "Occupancy has risen dramatically under its hands-on management approach. Given the stable cash flow that goes along with the strong occupancy trend, and the overall strength of the Dallas/Fort Worth industrial market, we believe DFW will be able to procure take-out financing within a short period of time."

Los Angeles-based Karlin Real Estate has $1.5 billion in unleveraged capital under management. The real estate investment firm focuses on acquiring value-add properties, bundled assets as well as performing and non-performing debt secured by real estate.
