NEW YORK CITY-Savanna has signed a new lease at 100 Wall St. for two full floors—totaling 39,298 square feet—with Lester Schwab Katz and Dwyer. The law firm will occupy the entire twenty-sixth and twenty-seventh floors, making 100 Wall St. its new Manhattan headquarters. The tenant was represented by Marc Shapses, Joe Messina and Oliver Petrovic of Studley in the transaction. Mitchell Konsker, Scott Cahaly and Kyle Young of Jones Lang LaSalle represented Savanna.

Eastern Consolidated has arranged the sale of 131 Duane St. in Tribeca for $18.5 million. Brokers Ben Tapper, senior director, and Marion Jones, director, exclusively represented the seller, Duane Street Realty, in the transaction. The buyer of the property was Duane 131 LLC, five-story, 25,000-square-foot mixed-use building.

Jones Lang LaSalle has completed a new, direct lease for 3i Debt Management US at One Grand Central Place, located at 60 E. 42nd St. The debt management services firm signed a 10-year lease for 12,723 square feet. The tenant was represented by Alexander Chudnoff, vice chairman, and Dan Turkewitz, SVP, both with JLL. The building owner, Empire State Realty Trust, was represented in-house by Ryan Kass, SVP and director of leasing and marketing, along with William Cohen, EVP and principal, with Newmark Grubb Knight Frank.

Mototainment, a dealer of premium Ducati, Triumph and Mission motorcycles, has signed a 15-year, 8,300-square-foot lease at Trinity Real Estate's 155 Ave. of the Americas in Hudson Square. Trinity was represented in house by Tom Lynch. The tenant was represented by Howard Rosen and Peter Shakalis of Lee & Associates.

Joseph, a global fashion brand and retail chain, has signed a 7,350-square-foot lease at 76 Greene St. ASB Real Estate Investments acquired the property in 2012 on behalf of the firm's Allegiance Fund, in partnership with L3 Capital. A Cushman & Wakefield team of Chris Schwart, Alan Schmerzler and Steven Soutendijk, represented the landlord in the transaction. Christopher Owel of Sinvin Real Estate and Robin Zendell of RZ Retail Advisors represented Joseph. The building is owned by L&L Holding Co. in partnership with Blackrock.

Popular-eatery Shake Shack has signed a 15-year lease for 4,774 square feet at 600 Third Ave, marking its second location in the Grand Central Terminal area. Andrew Goldberg and Matthew Chmielecki of CBRE represented the tenant while Andrew Wiener and David Berkey of L&L Holding Co., represented the building ownership.

The Spain-US Chamber of Commerce has signed a new lease at 80 Broad St. for approximately 3,540square feet, on a portion of the 21st floor, for a 10-year term. Hal Stein, Adam Leshowitz and Todd Stracci of Newmark Grubb Knight Frank represented the landlord, Savanna, while Stephan Steiner of Studley, Inc. represented the tenant.
