HOUSTON—Carson Commerce Center delivers a three-building industrial development to the supply-starved Houston industrial market.
Owner, Carson Companies, broke ground on the 365,462-square-foot speculative development last year. Carson Commerce Center is a 20-acre industrial development located on Highway 225 in Pasadena, Texas near the Port of Houston.
Demand in the Houston industrial market remains strong but absorption and decreasing vacancy has slowed to do limited supply. Houston's industrial vacancy rate will drop to 4% in 2014 from 4.3% at the end of 2013, predicts Transwestern in a fourth quarter report. Vacancy rates in should continue to decline until new development catches up to the demand.
Cadence McShane Construction Company simultaneously delivers three buildings in the park.
"Tenants seeking space within Houston's growing industrial market will benefit from the high-quality standards and workmanship offered at the Carson Commerce Center," says Robert A. Bedrich, vice president and division manager of Cadence McShane.
The park includes a two-story front load facility totaling 118,500 square feet located at 3700 Highway 225, a 185,168-square-foot facility with a two-story office component located at 3750 Highway 225, and a 61,794-square-foot crane-served building located at 3800 Highway 225.
Powers Brown Architecture provided the comprehensive architectural services and Carson Companies, who could not be reached for a comment, will oversee lease for the development.
