HOUSTON—Parkway Realty Services has selected Cassidy Turley to lease CityWestPlace and San Felipe Plaza in Houston.

The leasing assignment brings Cassidy Turley's Houston Parkway portfolio to over three million square feet and increases their total landlord market share to 27 properties with 9.6 million square feet citywide, the firm tells GlobeSt.com. Cassidy Turley currently leases Parkway's 626,000-square-foot Phoenix Tower located in Greenway Plaza.

"Adding CityWestPlace and San Felipe Plaza to our portfolio is a major win for our Houston team and further speaks to Cassidy Turley's growing presence in Houston and Texas," says Bret Bunnett, regional managing principal of Cassidy Turley's Texas division.

Senior managing director Eric Siegrist and senior vice president J.P. Hutcheson secured the assignment and will oversee leasing efforts at CityWestPlace and San Felipe Plaza.

"Parkway's cultural and financial commitment to presenting an entirely class 'AA' experience to its existing tenants and to the marketplace dovetails perfectly with our firm's approach to leasing. The physical and process enhancements that were implemented at Phoenix Tower over the prior 12 months led to outstanding, tangible results and laid the foundation for a broader relationship with Parkway," adds Siegrist.

San Felipe Plaza, a 46-story, 980,473 square-foot office building is located in the Galleria area with anchor tenants including Ensco, Lockton Companies and Wood Mackenzie.

CityWestPlace, a four building, 1.5 million-square-foot office campus, is situated on 30-acres in the Westchase submarket.  Westchase is the most improved submarket in the city of Houston as demand increased driving occupancy to historic levels.

Cassidy Turley says the Houston office market was the third most active office market in the country in 2013 with 3.9 million square feet absorbed. Most notably is the sustained demand has continued over the last two years with 2.6 million square feet absorbed in 2011 and 4.5 million square feet in 2012.
