SANTA MONICA, CA-GoCoin has signed an extended lease for 7,000 square feet of retail space at the historic Keller Block in Santa Monica. The creative tech company will house the entire third floor of the new space, located at 227 Broadway.

GoCoin, an international payment service that allows merchants to accept digital currency, was formerly located at Real Office Centers Santa Monica, but need additional space. "This was a strategic move to the heart of Silicon Beach in terms of location and recruiting new talent to the company," says Randy Starr, principal at Avision Young who represented both the tenant and the landlord, Third Street Limited, in the transaction. The new lease includes an option for GoCoin to expand into the second floor creative office space once it becomes vacant.

The 22,500-square-foot Keller Block is a historic landmark constructed in 1893 in Romanesque Revival-style architecture. According to Starr, "The challenge in finding a space for GoCoin was to identify a property that was as turn-key as possible so that the tenant wouldn't have to go through the typical tenant-improvement construction process. I was able to negotiate a below-market deal for the tenant, while saving the landlord capital in regard to construction dollars."

The building is now fully occupied. Partos Company, Papyrus and the City of Santa Monica are the remaining tenants in the building.

Turnkey creative office can be difficult to find in Santa Monica due to the growing creative tech movement and dense population. Earlier this year, a joint venture between Lincoln Property Co. and Centennial Real Estate purchased a 27,000-square-foot property in Downtown Santa Monica. The duo plans to reposition and renovate the property to include creative office and an up-scale food court.
