SAN RAFAEL, CA-A class A office at 111 McInnis Pkwy., an approximate 115,514 square-foot three-story building, is on the block here. The trophy property is 100% leased to Autodesk Inc.

According to Colliers International, which has been retained as the exclusive marketing agent, this is the first time the building has been up for sale. The firm's investment services group in San Francisco which includes, Tony Crossley, Erik Hanson, Tim Maas, and Frank Wheeler, is exclusively marketing the property and representing the seller, JHS Holdings Inc., in the sale.

Hanson tells GlobeSt.com that the property is "going out unpriced." He also says that in terms of reasons for selling, "the seller is a private family taking advantage of positive market conditions."

Located in Marin County, just north of San Francisco, 111 McInnis Pkwy. was constructed as a build-to-suit for in 1993-1994 for the current tenant. "111 McInnis Pkwy. offers a rare opportunity for an investor to acquire a best-in-class, class A office property backed by strong credit tenancy in one of the Bay Area's most affluent submarkets." says Hanson.

Hanson tells GlobeSt.com that the buyers will most likely be "institutional investors seeking high-quality, single-tenant office buildings with credit tenancy."

Positioned in a supply constrained market with high barriers to entry, the best-in-class property is close distance to a host of transportation options and area amenities, including highways 101 & 580, Larkspur Landing Ferry, and the future SMART rail, as well as Northgate Mall, Kaiser Permanente Hospital, and numerous parks and recreation areas.
