BRIDGEWATER, NJ–A global technology company will establish its first New Jersey headquarters at Somerset Corporate Center I, one of five buildings at SJP Properties' campus here.

iGATE Technologies has signed a long-term lease for 13,000 square feet . The lease comes on the heels of Valeant Pharmaceutical's 310,000-square-foot, full-building lease of Somerset Corporate Center IV, which was the largest new office lease to have been completed in New Jersey in 2013.

iGATE is a NASDAQ-listed consulting, technology and business process outsourcing firm. Ron Volk of CBRE, represented iGATE in the transaction. SJP was represented in-house.

iGate is expected to open its offices during the second quarter, as soon as SJP completes build-out of the space to its specifications.

The 14-year-old campus has traditionally appealed to Big Pharma but technology firms have been coming on strong as potential tenants of late, Peter Bronsnick, SJP's vice-president for leasing tells GlobeSt.com

Bronsnick says it is SJP's construction arm that is making the difference in the company pulling off deals like this one.

"Timing has become a crucial issue generally for today's tenants," he says. "iGate wanted a landlord that could turn out the space quickly. Our ability to offer construction expertise was very important."

In addition, Bronsnick says, the infrastructure at the Somerset campus suits high-tech tenants very well: There are dual substations and back-up power sources in place.

The corporate center's existing five buildings are all equipped with high-performance, energy-efficient building systems that produce low emissions and optimize indoor air quality.

Furthermore, the central Jersey labor pool, which SJP touts in its marketing as being "one of the most diverse and skilled workforces in the entire nation," appeals to high-tech companies, Bronsnick says.

The master-planned campus has a ring road that provides four means of ingress and egress, with access in all directions via Routes 202/206 and 22, which border the property, as well as Interstates 287 and 78.

Currently, SJP is marketing a sixth site at the Bridgewater campus, available for a 252,000-square-foot office that would be built-to-suit.
