CHERRY HILL, NJ-A technology company will relocate to 31,000 square feet at 3 Executive Campus here this spring. The campus, one of the largest office centers in southern New Jersey, has been leasing strongly of late.
CDW, a leading provider of integrated information technology solutions in the US and Canada, will move this June into the property owned by FMCF 3X LLC.
The six-story building is set on 27 acres in Cherry Hill's “Golden Triangle,” providing easy access to all major regional thoroughfares and mass transportation. CDW will transplant itself from its current offices at Four Echelon Plaza in Voorhees.
Anne Klein and Keith McClure of Newmark Grubb Knight Frank handled the transaction for the landlord. CDW was represented by Jon Sarkisian of CBRE.
3 Executive Campus has a total of 430,995 square feet of office space. The NGKF brokers said the property's large floorplates will enable CDW to concentrate its operations on one contiguous floor.
“The need for greater operational efficiency is a primary factor in negotiations,” Klein said. She said extensive updates and improved amenities at the Cherry Hill building have led to more than 75,000 square feet of new tenancy in recent months.
Current tenants include Lockheed Martin, Subaru of America, Berkshire Hathaway HomeServices, Cooper Health Systems and Campbell Soup.
When FMCF 3X acquired the building in September 2011, 3 Executive Campus was 58% occupied. Capital improvements made in 2012 included a fully renovated lobby; upgrades to vital building systems and renovated parking areas.
The property is now more than 80% occupied. There is 50,000 square feet available with single-floor occupancy and varied options for small- to mid-sized tenants, according to the brokers.
