NEW YORK CITY-Eastern Consolidated has arranged the over $30 million sale of 223-225 Bowery, owned by the Salvation Army. The underutilized, 10-story building, which spans 55,000 square feet, is a former single-room occupancy hotel that will be converted into an Ace Hotel and possibly luxury residential condominiums. The Salvation Army's Chinatown Corps Community Center will relocate to Brooklyn's Chinatown. Co-chairman Robert Freedman and senior managing Director Jonathan Plotkin of Colliers International represented the seller in the transaction. The attorneys for the buyer were Andrew Albstein, and Doran Golubtchik of Goldberg Weprin Finkel Goldstein LLP.

Kalmon Dolgin Affiliates has arranged a 25,000 square-foot lease for Four Seasons Packaging Corp. at the 63,937-square-foot 70 Onderdonk Ave. in the Williamsburg section of Brooklyn. Kalmon Dolgin Affiliates brokers Weising (Bill) Chang and Joseph Nicholas represented the tenant, Four Seasons Packaging Corp., and the landlord, 64 Onderdonk Avenue LLC, in the deal.

Simone Development Cos. has inked over 20,000 square feet of office and retail leases at Metro Center Atrium, its 370,000-square-foot mixed-use project under construction at Hutchinson Metro Center in the Bronx. On the office side, Montefiore Medical Center will expand its existing presence with a new 16,000-square-foot office while the law offices of Joseph Romano will relocate into 5,000 square feet. Retail leasing continues to thrive with the signing of Dunkin Donuts for 1,500 square feet on the ground floor, joining an LA Fitness health club and a 9,000-square-foot Children's Corner day care center.

TV Guide Magazine has signed a sublease at 50 Rockefeller Plaza. TV Guide Magazine, which is a division of OpenGate Capital, will relocate from 11 W. 42nd St. and occupy 18,000 square feet on the entire 14th floor in a sublease from Bank of America. David Glassman and Kelly Broderick of Cushman & Wakefield represented TV Guide. Cynthia Wasserberger and Mitch Konsker of Jones Lang LaSalle represented Bank of America.

Emery Celli Brinckerhoff & Abady, LLC, a law firm is relocating to Rockefeller Center and expanding its office space by more than 4,000 square feet. The law firm's new lease of 16,163 square feet comprises the entire 10h floor of 600 Fifth Ave. Studley's executive managing director Paul Revson, corporate managing director Zev Holzman and corporate real estate advisor Chase Gordon represented the tenant in the long-term transaction. 600 Fifth Ave. landlord Tishman Speyer was represented in-house.

Nordstrom has leased the entire 13,000-squre-foot 15th floor of 205 W. 39th St, announces Dana Moskowitz, president of EVO Real Estate Group, the property's leasing and managing agent. Mitchell Cooperstock of EVO represented the landlord in the lease negotiations, and Michael Leifer of Millennium Realty Group represented the tenant.

DTZ has represented long-time client WTAS in a 12,000-square-foot expansion at 1177 Ave. of the Americas. The brokerage firm's John Pavone and Dirk Hrobsky negotiated the deal on behalf of the company.

Ocean Prime, a modern American supper club slated to open in April, 2015, has leased 7,378 square feet on the ground floor of 1301 Ave. of the Americas, located between 52nd and 53rd streets. The tenant was represented in the transaction by Jason Maurer of Ripco Real Estate Corp. while Eric Gelber and Preston Cannon of CBRE represented the landlord, Paramount Group.
