NEW YORK CITY—All City Metal has inked a 45,000-square-foot lease at 54-35 46th St. in the Maspeth section of Queens. Fred Rufrano of Kalmon Dolgin Affiliates negotiated on behalf of the landlord, 54-35 46th Street LLC, while Greiner Maltz brokers Avi Feinberg and Jack Isenberg represented the tenant. The 45,000 square-foot, one-story building also features a 15,000-square-foot yard. The sheet metal fabricator is relocating and expanding to 54-35 46th Street from a 12,000-square-foot building with a 7,000-square foot yard in Long Island City.

Hunton & Williams has represented New York-based luxury residential development firm Sumaida + Khurana in the $21 million acquisition of 152 Elizabeth St., on the corner of Kenmare and Elizabeth streets. The buyer plans to develop the site into an approximately 32,000-square-foot luxury condominium building with about eight units. Construction is slated to begin this year and the building will be completed in 2016. Hunton & Williams's Carl Schwartz, Sean Ducharme, Laurie Grasso, Lori Philipson and Kevin Wakefield advised the developer.

Evercore Partners has signed a nine-year, 30,356-square-foot lease at 40 E.52nd St., between Park and Madison avenues. Alan Desino of Colliers International represented the tenant in the long-term transaction, while Tom Keating of Rudin Management represented the building's ownership in house. Asking rents for office space at the Midtown tower range from $60 to $70 per square foot.

The Western Union Co.will convert to a 20,689-square-foot direct tenancy at 199 Water St. The financial services provider currently leases its existing space in the building as a subtenant of Wells Fargo. The new 10-year direct lease will commence on January 1, 2015. Michael Gottlieb of Avison Young represented Western Union Company in the long-term leasing transaction, while a Cushman & Wakefield team of John Cefaly and Robert Constable worked alongside Brett Greenberg and Dennis Brady of Jack Resnick & Sons to represent the building's owner. Asking rents were in the high $40s.

Muss Development LLC has arranged a 13,500-square-foot renewal for CVS Pharmacy and a 4,000-square-foot lease for a new family-friendly restaurant at the Francis Lewis Boulevard Shopping Center in Whitestone, Queens. Muss, which owns the retail center, also will look to upgrade tenancy at the shopping center as a 4,000-square-foot parcel adjacent to CVS Pharmacy becomes available for lease in the second quarter. Muss was represented in-house by Bill Bergman in both transactions.

Virtusa Corp., Travel Tripper and GFS Technology Software Soltuions have signed leases at 370 Lexington Ave. in the Grand Central district. The building, which is owned by Sherwood Equities, was represented in the transactions by in-house agents Adam Weisslede and Jill Burrowes. Virtusa inked a 3,500-square-foot, five-year agreement and was represented by Robert Montaquiza and Lindsay Orenstein of Transwestern. Travel Tripper signed on for 2,800 square feet for a term of five years and its negotiations were handled by Marc Ellman of Ellman Realty Advisors. GFS agreed to take 1,700 square feet for 3 years. Robert Gallucci of Cushman & Wakefield represented the tenant.

Raptor Trading has taken a 5,752-square-foot, full-floor space at 292 Madison Ave. The global financial services technology firm joins four other recent technology-based tenants at the building, comprising Borderfree.com, IDG, Exponential Interactive and Qliktech. The exclusive leasing agents for the building are William Cohen, EVP, Jonathan Tootell, managing director, and Andrew Weisz, associate, of Newmark Grubb Knight Frank.

Josh Halegua, a principal of both EVO Real Estate Group and Jonis Realty, has negotiated a long-term lease for the restaurant Parm to take nearly 3,000 square feet at 235-239 Columbus Ave. Rafe Evans of Walker Malloy represented the landlord, Aywid Realty Inc., in the lease negotiations.

Lee & Associates has arranged a new location for clothing store DeeDaa at 668 Sixth Ave., between 20th and 21st streets. Lee NYC managing director Harris Bulow exclusively represented the landlord for the 2,800-square-foot multi-level space, which was formerly occupied by BBQue's Smoke Shack. The tenant was represented by Ben Birnbaum, managing director, and Michael Cohen, associate, Newmark Grubb Knight Frank.

Indus Architect has signed a lease at 80 Broad St., occupying approximately 2,240 square feet for a seven-year term. Hal Stein, Todd Stracci, and Adam Leshowitz of Newmark Grubb Knight Frank represented the Landlord, Savanna, while Jovan Johnson of Fountain Realty Group represented the tenant in this transaction.

Kalmon Dolgin Affiliates has arranged a 1,850 square-foot, long-term lease for Arrogant Swine, a North Carolina-style barbecue restaurant, at 173/175 Morgan Ave. in Williamsburg, Brooklyn. Kalmon Dolgin Affiliates brokers Jacques Wadler and Vincent Lopez represented the tenant and the landlord, Meisel-Peskin Co, Inc. in the deal.

Mighty Quinn's Barbeque has signed a long-term lease at 75 Greenwich Ave. in the West Village and is expected to open this summer. The eatery will occupy 2,760 square feet in the West Village building, which was previously occupied by Bone Lick BBQ. Cushman & Wakefield's Jason Greenstone and Michael O'Neill represented Mighty Quinn's in the transaction. Cory Zelnik and Adam Weinblatt of Zelnik & Company represented the landlord.

Shopbop, a tech division of Amazon, has signed on for a 954-square-foot expansion at 230 W. 41st St. The firm now occupies approximately 25,000 square feet in the building. Shopbop relocated to the location from Soho about 18 months ago—initially signing a long-term, 13,340 square foot lease. It nearly doubled its space last year, expanding to about 24,000 square feet. This third expansion brings Shopbop's space at the Times Square-area building to 24,954 square feet. Colliers International's Alex Jinishian, vice chairman, and Seth Hecht, director, represent the building owner, the Research Foundation for the City University of New York.
