SOUTH ORANGE, NJ-New York developer Jonathan Rose Cos. broke ground Friday on a $64 million apartment project beside the downtown train station here. The 215-unit building to be known as Third & Valley will have street-level retail and a 500-unit parking garage.

Jonathan Rose collaborated with the Village of South Orange, which has a well-established plan for growth in and around its Village Center, in planning for the site of a former parking lot.

"The work that we're doing is to carry out the vision that the town brought to the site, only to make it much greener," said Jonathan F.P. Rose, the firm's president.

The developer, whose past projects include Via Verde/The Green Way in the Bronx, NY, and Metro Green Apartments in Stamford, CT, plans a LEED Silver-level environmentally-conscious building in South Orange. Vegetation and landscaping typical of the native flora in the adjacent South Mountain Nature Conservancy is to be incorporated in the design.

Third & Valley is located a few blocks from the South Orange Performing Arts Center adjacent to the train station and the retail/shopping along South Orange Avenue.

The building will include studio, one-, two- and three-bedroom apartments on five floors, featuring large, double-paned windows. Ten percent of the units will be designated for low- and moderate-income households.

Finishes will employ local, recyclable, and renewable materials, and interior lighting units will feature CFL and/or LED technology as well as ENERGY STAR® fixtures and appliances. There will be programmable thermostats in each unit, and amenities will include a fitness center, a clubroom, a library, and a landscaped courtyard with a private swimming pool.

The project will include 513 parking spaces in a structured deck for residents and visitors.
