DALLAS – Embrey Partners Ltd. has started construction on GreenVUE. The project is a class A, transit-oriented residential development.
“When complete, the GreenVUE community will be home to a higher density urban development near the largest leased office project in Dallas history,” says John Kirk, Embrey's senior managing partner on the project. “This type of development really calls on Embrey's strengths – building true lifestyle destinations in high growth areas.”
When scouting locations for a new project, Kirk says they found this space on Greenville Avenue to be ideal for a number of reasons.
“The first draw to the site is the fact that it is in close proximity to a large number of jobs. It sits in the heart of the Telecom Corridor, one of the most significant and unique high-tech business concentrations in the United States with more than 130,000 jobs and over 600 technology firms,” Kirk says.
Additionally, the property is highly visible, with more than 280,000 cars passing by daily. GreenVUE will also be in walking distance to the DART Redline Arapaho Station.
The significant job growth in the area and the new State Farm Insurance regional campus less than three miles away was “the icing on the cake.”
“State Farm is a real game changer for the area,” Kirk says. “With the robust employment environment, residential is required to meet the growing needs.
Embrey found the spot so ideal that the company underwent an eight-month effort to have the space rezoned from commercial.
The 11.3-acre infill site on Greenville Avenue will contain three- and four-story buildings to create a community of residences for the millennium renter.
Kirk says that while GreenVUE's proximity to employment and the DART line is a major factor for the young renter, the way the company builds is also a draw.
“The GreenVUE community has been carefully designed to suit the varied needs and preferences of young, active professionals offering them a community that offers a stylish, highly-amenitized, resort-like environment,” Kirk says.
There will be more than 400 one- and two-bedroom units, ranging in size from 650 square feet to 1,450 square feet. Apartments will contain amenities such as granite countertops, wood-style floorings and upgraded lighting. Kirk adds, that some of the units will be green, with high-end finishes such as glass countertops, recycled flooring and cabinets, and sustainable fixtures.
The community will also include an 8,500-square-foot clubhouse and is surrounded on three sides by a hike and bike trail.
The total cost of the project was not disclosed. Dallas-based BGO Architects designed the space.
