BATON ROUGE, LA – The $28 million The High Grove recently opened. The apartment and retail community was developed by The Domain Cos. and was give LEED Silver certification.
Construction began on The High Grove in the summer of 2012, with move-ins happening in two phases beginning in October 2013.
“The High Grove is home to 192 units for which the leasing pace has been extremely brisk,” says Chris Papamichael, co-founder of The Domain Cos. “The property is targeted for a 100% occupancy by the end of May.”
The residential and retail component of The High Grove is just one part of the 119-acre master-planned neighborhood development, called The Grove.
“Domain is very excited about the opportunities in Baton Rouge, and specifically within The Grove,” Papamichael tells GlobeSt.com. “We're currently planning our next phase at The Grove, which we believe will further the success we've achieved with The High Grove and within the Baton Rouge marketplace.”
The Residences at The High Grove consist of both one- and two-bedroom units and are situated above 25,000 square feet of retail space. Unit amenities include kitchens complete with hardwood cabinets, granite counter tops, high-end appliances; and bathrooms with modern fixtures, granite counter tops, and ceramic tile floors. Other perks include a resort-style pool, outdoor fireplace, gas grills, and a covered lounge area. The Residences at The High Grove also have a resident lounge, cybercafé, fitness center, yoga studio and game room.
The LEED Silver certification makes this the first luxury apartment community in the city.
“From day one, we've been dedicated to bringing green, sustainable design and construction to The High Grove,” Papamichael says. “LEED Silver Certification means energy and cost savings for our residents, recognition for the larger Baton Rouge community, and a reduced impact to the environment.”
Dallas-based Oak Grove Capital provided the $23 million loan through HUD's 221D4 program. ICI Construction of Dallas was the general contractor while Humphreys and Partners was the project architect.
