MIAMI—Blanca Commercial Real Estate just landed yet another exclusive leasing gig. After acquiring one of South Florida's most iconic properties, Miami-based Banyan Street Capital and Los Angeles-based Oaktree Capital Management tapped Blanca to lease Douglas Entrance Office Park in Coral Gables.

Located at 800 South Douglas Road, Douglas Entrance Office Park is a 467,325-square-foot, five-building landmark office complex. The park includes a mix of class A high-rise office towers, street-level retail, boutique office suites, and event space.

Banyan and Oaktree recently acquired the asset from Chicago-based Pearlmark Real Estate Partners for nearly $101 million. Tenants include MasTec, Simply Healthcare, and AECOM. Blanca executive vice president Juan Ruiz and associate vice president Alexander Cahlin are heading up leasing efforts.

“The Douglas Entrance Office Park in Coral Gables is one of the most well-recognized and well-located office properties in Miami, situated just a few minutes away from Miami International Airport and every major employment center in Miami-Dade County,” says Tere Blanca, president and CEO of Blanca. As its name suggests, Douglas Entrance is at the entrance to Coral Gables at the intersection of Douglas Road (Southwest 37th Avenue) and Southwest 8th Street.

Douglas Entrance offers access to Miami's major thoroughfares, including the Dolphin Expressway (SR 836), as well as the nearby Miami International Airport. Dozens of high-end retail shops, restaurants, and hotels are nearby. Downtown Coral Gables and the Miracle Mile shopping and dining district are a few blocks away.

“The complex is an ideal leasing option for a range of tenants—from small boutique firms to large multinational companies—seeking easily-accessible, quality office space in the heart of Miami-Dade County,” says Ruiz. The Douglas Entrance Office Park currently offers available space ranging in size from 1,300 to 30,000 square feet, with lease rates between $28 and $36 per square foot.

Amenities at the Douglas Entrance Office Park include a WiFi-connected outdoor courtyard plaza, on-site dining and catering, a fitness center, meeting and event space, ATM banking, shared tenant conference facilities, complimentary shuttle and car service, and ample deck parking with an above market ratio of three spaces per 1,000 square feet. The property received LEED-Silver certification from the US Green Building Council in 2009 and is listed on the National Register of Historic Places.
