NORTHRIDGE, CA—Eight months after opening, the TCA-designed Terrena Apartment Homes, a multifamily and mixed-use complex, has 72% occupancy. The 402-unit complex offers onsite amenities and retail that have helped attract tenants to the development.

“The design of the overall community and its amenities is upping the bar for future mixed-use, multifamily developments,” says Aram Chahbazian, president of TCA Architects. “The entire community was designed with sustainability at the forefront. We're so very pleased that Terrena is resonating with residents.” GlobeSt.com was unable to get additional comments about the leasing efforts prior to the publishing deadline.

The development offers a mix of studio, one- and two-bedroom apartments and 14,000 square feet of onsite retail space. Each of the interior units features high-end finishes and appliances, but perhaps most alluring to prospective tenants are the community qualities for which TCA is known. The complex has salt water pools, edible landscaping, including fruit trees, and pet spas along with gaming rooms, an outdoor movie theater and outdoor fireplaces that help create a communal living atmosphere.  According to Chahbazian, these are the qualities bringing tenants to the property.

TCA, of course, has been making waves with its mixed-use complexes, which have big popularity with tenants. The architecture firm just completed the $105-million Wilshire La Brea complex and has been tapped to design the $165-million Amli Residential complex in Marina del Rey. The properties, although different in design, with feature the similar mix of resort-style onsite amenities, communal areas and retail.
