AUSTIN–100 Congress has received LEED Existing Building Gold certification. The 411,536-square-foot building is one of only 12 properties in Austin to receive the designation.
CBRE's Associate Director Paul Noetzel tells GlobeSt.com, “The entire property management team pitched in on this effort. The major improvements include installing energy efficient elevator mechanics and controls; energy efficient lights, occupancy sensors and controls; and a new chiller system. We have also implemented green landscaping practices, a green cleaning program, integrated pest management and an extensive recycling program, among other things.”
The 88% occupied facility is owned by MetLife Core Property REIT and is managed by CBRE.
From the beginning of the improvement process CBRE was shooting for Gold certification. Noetzel says that helps the property compete with other energy efficient buildings as well as new projects going up.
“Tenants are becoming more aware of sustainability practices in the buildings they operate,” Noetzel says. “They recognize that a LEED certified building is a tenant benefit, just like a fitness center or on-site deli.”
100 Congress is also undergoing an $8 million renovation of the lobby, elevator banks and entrances.
