MCALLEN, TX–The McAllen Distribution Center has been put up for sale. CBRE is marketing the 210,140-square-foot, class A distribution facility. 6800 International LTD is disposing of the property.
The property, which sits close to the Anzalduas International Trade Bridge and the McAllen Foreign Trade Zone, includes 24-foot clear height docks, 12,000-square-feet of office space, 19 dock-high doors, and on-site trailer staging. It also has refrigerated air conditioning.
CBRE's Christian Perez Giese tells GlobeSt.com the property is now surplus property and entirely vacant. Previously is was used as a distribution center for product coming out of Mexico, but production shifted and left the property empty.
The McAllen Distribution Center is divisible to 52,500 square feet and the owners would consider lease-to-own options.
“The facility is ideal for warehouse operations serving the Rio Grande Valley or Mexico's maquiladora industry,” Giese says. “Values for high quality industrial properties along the border continue to offer investor opportunities as the wave of production along the US/Mexico border continues to increase.”
