LOS ANGELES—Riot Games has signed a 10-year lease with Kilroy Realty for a 77,000-square-foot office space at Westside Media Center. Last year, the video game developer and publisher (who is responsible for the popular League of Legends games) broke records when it signed a 284,000-square-foot lease for the Element LA Campus.

Located at 12312 W. Olympic Blvd., across from the Element LA Campus, Westside Media Center is Kilroy Realty's headquarter campus. Riot Games has signed a lease for 100% of a building on the site with plans to take occupancy in the fourth quarter of 2014. They plan to use the building as a video game tournament facility and event space. Eric Shelby of Allen Matkins provided legal counsel to Kilroy Realty, while Jordan Fishman and Rob Plotkowski of Advisors LLP provided legal counsel to Riot Games. For brokerage, Hunt Barnett of L.A. Realty Partners represented Kilroy, and Matthew Miller of CRESA Los Angeles represented Riot Games.

“Riot will be repurposing that studio space in connection with their international video game business, including staging gaming tournaments. It will be great for them to have that use located directly across the street from their new headquarters campus,” Shelby tells GlobeSt.com. “The challenge with this transaction was to get the parties comfortable with each other given the unique uses that Riot intends for the space and the proximity of the space to Kilroy's headquarters building. Kilroy was eventually able to be comfortable that the use would not disrupt the first-class offices uses in the remainder of the project, and Riot was able to feel comfortable that it would be able to develop and use the space in a way that works for their purposes.”

Riot Games plans to house 500 employees at the new location, according to sources at the time the company signed the Element LA lease. The video game developer will house 1,000 employees on the Element LA Campus, with plans to take occupancy in 2015 when the site, which is still under construction, is complete.
