NEW YORK CITY—The law firm of Smith, Gambrell & Russell, has inked a ten-year, 29,499-square-foot lease at 1301 Avenue of the Americas. The Atlanta-based law firm with a national presence will relocate to the former Dewey & LeBoeuf space in September. Colliers International's Michael Cohen, president, tri-State region; vice chairman Brian Given and director Sheena Gohil represented the tenant in the lease. Andrew Sachs, of Newmark Grubb Knight Frank, represented the landlord, Paramount Realty, in the transaction.

An EVO Real Estate Group team headed by Jonata Dayan has brokered the purchase of three floors of a commercial condo at 57 W. 38th St., totaling 16,620 square feet, by fashion firm Rigo Holdings, LLC. The purchase was done in two transactions, with the seventh floor acquired for $3.95 million, and the eighth and ninth floors for a total of $7.5 million. The sellers were SVD Enterprises, LLC for the seventh floor and 57 West 38th Street Holding, LLC for the eighth and ninth. Dayan, with Jonathan Ben-Dayan, represented the buyer and seller in both transactions. EVO also manages 57 West 38th Street.

J.F. Lehman & Co. revealed plans to relocate its New York corporate headquarters to Jack Resnick & Sons' signature office tower at 110 E. 59th St. The company has signed a 10-year, 13,284 square-foot lease. Dennis Brady, executive managing director of Jack Resnick & Sons, represented the building owner while Newmark Grubb Knight Frank's Brian Goldman, executive managing director, and Neil Goldmacher, vice chairman, represented the tenant.

Eastern Consolidated has arranged an off-market retail property sale in Lower Manhattan, with an investment group led by Walter & Samuels David Berley purchasing a retail condominium building at 119 Fulton St. for $4.8 million. The 4,200-square-foot property includes 2,300 square feet of ground floor retail, 1,900 square feet of basement space, and 25 feet of frontage on Fulton. Intense interest in the Lower Manhattan retail property reportedly spurred a frenzy of offers that prompted a closing in just 30 days. Adelaide Polsinelli, senior director, represented both the buyer and undisclosed seller.

Fintech Advisory has expanded into additional office space at 375 Park Ave. After signing a 6,375-square-foot, long-term lease renewal last year, the tenant agreed to take another 3,800 square feet. Fintech was represented in the lease negotiations by Eric Deutsch of CBRE.

The retail leasing team of Henry Goldfarb and Stanley Lindenfeld, each a senior executive at Lee & Associates NYC LLC, has arranged a long-term lease for the very first Carter's store in Manhattan, at 215 W. 125th St., located between Frederick Douglass Blvd. and Adam Clayton Powell Blvd. The 4,211-square-foot store will be at the base of the 171,000 square foot office building and features over 40 feet of frontage on one of the city's fastest transitioning retail corridors. Goldfarb and Lindenfeld represented the landlord, Cogswell Realty LLC. The tenant's broker was Marc Durst of Sholom & Zuckerbrot. Asking rent was $130 per square foot and the store is expected to open in July.

Tech firm Roku has signed on for 3,014 square feet at 45 W. 34th St. Jessica Luciere of Fountain Realty represented the tenant. EVO Real Estate Group represented the landlord.

Woolrich has signed a lease for a SoHo flagship store that will be the first of its kind for the company. The 2,320-square-foot site was negotiated by David Baker of Isaacs and Co. on behalf of the tenant. The property owner was represented by Cushman & Wakefield's retail services team of Alan Schmerzler, Chris Schwart and Steven Soutendijkner.

Managing director and principal Garry Steinberg of Lee & Associates NYC has arranged a 10-year lease for craft brewery Insignia Brewing Company at 364 Grand Street in the Williamsburg section of Brooklyn with a five-year option to renew. Steinberg exclusively represented the owner of the 2,200-square-foot space at the corner of Grand street and Marcy avenue. The tenant was represented by the Maz Group and is expected to take occupancy in early fall 2014.
