ISELIN, NJ−Newmark Grubb Knight Frank negotiated two new, long-term leases for 36,000 square feet at Woodbridge Corporate Plaza in the first quarter.

NJ Advance Media LLC took 30,383 square feet and N/B Group Holdings, Inc. signed for 6,375 square feet.

The Rutherford-based NGKF team of Jamie Drummond, Larry Martin, Jason Harkavy and New Jersey Vice Chairman/COO David Simson are the exclusive leasing agents for the 630,000-square-foot office complex at 485 Route 1 South. The building is owned by KBS Realty Advisors.

At the end of last year, NGKF announced more than 100,000 square feet of new leases and renewals at the Iselin complex, which is close to both the intersection of Route 1 and the Garden State Parkway and MetroPark Train Station.

“The activity and interest in Woodbridge Corporate Plaza continues to be strong,” said Drummond. “We are currently in negotiations with several new tenants, as well as existing tenants regarding renewals and expansions, and expect to have additional announcements shortly.”

Drummon said that ongoing capital improvements by KBS to the property - including new climate control systems, elevators and roofs, all installed in the past year – are heightening the appeal of the well-located complex.

The campus has a full-service café and provides free shuttle service that connects it to the MetroPark transit hub.

Woodbridge Corporate Plaza is now at 85% occupancy. The remaining space is available in blocks of 1,500-25,000 square feet.
