SAN ANTONIO–Clarion Partners has purchased University Park Tech Center III and IV. The two class A flex/office buildings total 165,007 square feet. The total acquisition cost was not disclosed.

The two buildings are located within the University Park development, a 3.2-million-square-foot master-planned business park that spans 176 acres and sits 12 miles northwest of downtown San Antonio.

“The property's central location and strong tenancy coupled with the park's high historical occupancy make it an ideal addition to the well performing assets we already own next door,” says Brian Watkins, managing director at Clarion Partners.

University Park Tech Center III and IV were developed in 2001 and 2002. The buildings are fully occupied by two tenants.

This is Clarion's second acquisition in the University Park Tech Center. Previously, it purchased Tech Center I and II.
