ALHAMBRA, CA—The Ratkovich Co. has signed expanded lease renewals and expansions with two of its core tenants at the Alhambra, a 45-acre mixed-use complex. Eastern Los Angeles Regional Center and Platt College were the two tenants to sign the lease renewals for a total of more than 132,000 square feet of office space.
Eastern Los Angeles Regional Center signed the largest lease for 91,728 square feet with a 10-year term. The new lease expands the tenant's footprint by 4,000 square feet. It has been a tenant in the location since 1996, and at the time provided community services to 4,000 California residents with disabilities. Today, the organization serves 9,800, growth that has encouraged the need for additional space.
Platt College signed a lease for 40,812 square feet and extended its lease term by seven years. The school has occupied space in the building for a decade, growing from 200 students to 500 students during that time. The new space will allow Platt to add additional classrooms for its growing student body.
CBRE represented the Ratkovich Co. in both transactions with Kevin Duffy working on the Eastern Los Angeles Regional Center lease transaction and John Zanetos working on the Platt College lease transaction. David Kutzer of Newmark Grubb Knight Frank represented Easter Los Angeles Regional Center while Jeff Woolf of CBRE represented Platt College.
The Ratkovich Co. has made some strides with occupancy at this site. Late last year, GlobeSt.com reported that three additional anchor tenants renewed leases totaling 126,000 square feet of office space at the complex. While other Ratkovich properties are also faring well. Earlier this year, sbe Entertainment moved its corporate headquarters to landmark 5900 Wilshire, a Ratkovich property. The hospitality leader will occupy 30,000 square feet and obtain naming rights at the property.
