EDISON, NJ—CBRE Group, Inc. completed negotiations for the lease renewal of 193,100square feet of industrial space by Performance Team Freight Systems, Inc. at 145 Talmadge Rd. here.

CBRE also represented The Hampshire Companies in the firm's recent sale of its 81 Kingsbridge Rd. industrial property in Piscataway to Super Win Enterprises Corp., a nationwide paper and plastics distributor.

Performance Team Freight Systems, a transportation and logistics company, renewed its lease at the site due to its locational advantages and the six acres of trailer parking available at the site. The property, which totals 656,255 square feet, is near the New Jersey Turnpike, Interstate 287, the Garden State Parkway and routes 1, 9 and 27.

The CBRE team of Scott Belfer, Nick Nitti, Mindy Lissner and Bill Waxmanrepresented the property owner, NJIND Talmadge Road, LLC.

“This industrial space offers an ideal location and key amenities that tenants are reluctant to give up,” Belfer says. “It's not every day that you're able to offer a business near-immediate access to a majority of the state's vital roadways, while at the same time providing highly sought-after features. 145 Talmadge Road serves as a prime example of the type of property that tenants are demanding in the industrial market.”

The sale price of the 81 Kingsbridge Road industrial building to Super Win Enterprises was not disclosed. The 60,756-square-foot single-story building sits on five acres and has visibility along I-287 with access to I-78 and I-280. The facility features 27-foot clear ceilings, ample parking, two loading docks and is fully climate controlled. The property's layout also allows for the opportunity to add more parking and loading areas, Hampshire said in an announcement of the sale.

“The building's versatile layout and the fact that the building was vacant during the time of the sale allowed the buyer to customize the space to fit their unique needs,” said Igor Derbaremdiker of Hampshire. “The sale of the property enabled us to achieve objective returns on our investment.”
