NEW YORK CITY–RKF has arranged the $23 million sale of a 27,164-square-foot mixed-use property located at 257 Water St. in Lower Manhattan. A team of RKF investment sales professionals that included Jeff Fishman, president, investment sales and advisory services, Patricia Garcia, director, and Jonathan Butwin, senior analyst, represented both the seller, 810-257 Water St. LLC, and the buyer, 257 Water St. LLC.

Delshah Capital has purchased 221 W. 17th St. from Doreen Interiors for $26.4 million. Hall Oster and Brock Emmetsberger of Massey Knakal Realty Services exclusively represented the seller in the transaction. Delshah will redevelop the 33,000-square-foot loft warehouse building, adding four floors to create a 10-story luxury residential condominium with ground floor retail space.

Kalmon Dolgin Affiliates, Inc. has arranged the sale of a 100,000 square-foot property at 49 Dupont St. in the Greenpoint section of Brooklyn for $23.3 million. Berel Nagel, a broker at Kalmon Dolgin, represented the seller, 49 Dupont Realty Corp., and the buyer, Dupont Street Realty LLC, in the transaction.

For a price of $15 million, Besen & Associates completed the sale of 89-16 175th St. in the Jamaica section of Queens. Ben Weiss and Greg Corbin represented both buyer and seller in this transaction. The property is a6-story corner elevator building containing 55 residential units, 12,000 square feet of professional office space and an on-site parking garage for 28full-sized vehicles.

Imaginary Forces has signed a lease at 80 Broad St. with Savanna, the landlord. The firm is occupying approximately 11,250rentable square feet for a ten-year term. Hal Stein, Todd Stracci, and Adam Leshowitz of Newmark Grubb Knight Frank represented Savanna, while Scott Brown of Newmark Grubb Knight Frank represented the tenant.

Faith Hope Consolo, chairman, and Joseph Aquino, EVP, of Douglas Elliman's Retail Group has leased a grand, multi-level space at 45 East 58th Street to Caruso.The new location will be the luxury label's first US store. It spans more than 11,000 square feet of space.

RKF has arranged a 10,915-square-foot lease at 575 Broadway for H&M's sister label, & Other Stories. The new location, which features 7,215 square feet of ground floor retail space with an additional 2,750 square feet in the lower level, will house & Other Stories' first location in the United States when it opens for business later this year. The building, which is also known as 142 Mercer Street, is located on the northwest corner of Broadway and Prince Street in the heart of SoHo's Cast Iron Historic district.

RKF Chairman & CEO Robert K. Futterman, Executive Vice President Karen Bellantoni and Associate Christopher Johnson represented the landlord, 575 Broadway Associates LP, in the transaction. Jan Lewis of Cole Schotz provided legal counsel to ownership. & Other Stories was represented by David LaPierre and Steve Sjurset of CBRE.

Goldstein, Hill & West Architects has expanded its lease at 11 Broadway by 8,500 square feet. The growing company is expanding its footprint for the second time since moving into the building in March 2012; it now occupies over 20,000 square feet of space. Mendy Braun of Braun Management negotiated on behalf of 11 Broadway's ownership.

Eastern Consolidated has arranged a 6,000-square-foot lease for All My Children Day Care & Nursery School at 110-112 Ridge St. on the Lower East Side. The newly built-out facility, located between Rivington and Stanton streets, is comprised of 2,500 square feet on the ground floor and 2,500 square feet on the lower level. It also features a private 1,000-square-foot outdoor play area. Ravi Idnani, Associate Director of the Retail Leasing Division for Eastern Consolidated, represented the tenant in the transaction.

Friedland Realty president Gene Meer has leased Citizen Watch Company's first global flagship store in North America. The 1,300-square-foot store will be located at 1500 Broadway, in one of the world's busiest shopping destinations, Times Square.
