CHICAGO—Conor Commercial Real Estate, a member of the McShane Companies, has just completed a new 347,400-square-foot build-to-suit corporate headquarters and warehouse facility for Orbus Exhibit & Display Group in its Union Pointe Business Park in south suburban Woodridge. Orbus originally signed a 12-year lease and by the end of this month will consolidate its 300-person operations, now in Niles and Bolingbrook. Two sites remain at the business park, and company officials remain confident that they will find tenants.

“The prospects that we have been presenting the Union Pointe sites to have needs that range from 50,000- to 250,000-square-feet,” Daniel E. Fogarty Jr., vice president of Conor Commercial, tells GlobeSt.com. “The users requiring that range in size for build-to-suit facilities have certainly been much more active in 2014 than the past few years.”

One site with 15-acres can accommodate a building with up to 260,000-square-feet space, and the other, with 8-acres, can accommodate a 135,000-square-foot building. A venture formed by Conor and Gallagher and Henry began planning Union Pointe, which had been 100-acres of farmland and forest at the northeast quadrant of I-355 and I-55, just after the recession ended. And in 2012, Edward Don & Co. moved from North Riverside into their new 362,500-square-foot facility at Union Pointe.

Orbus is privately owned group of companies that specialize in the manufacture and supply of exhibit and display products. Its new home features 272,511-square-feet of 32' clear warehouse space, 20 dock doors, a 20,000-square-foot production area, and a two-floor, 55,000-square-foot office featuring a two-story atrium lobby. Orbus also has the option to expand the building by 82,000-square-feet to accommodate future growth.

“Interested prospects have been surfacing from virtually all submarkets of Chicago ranging from Northwest Indiana to Southeast Wisconsin, from the City of Chicago proper all the way out to DeKalb and Rochelle,” Fogarty adds.

McShane Construction Company and Ware Malcomb provided the design/build services for this project. Jack Rosenberg and Fred Regnery of Colliers International represented Orbus in the lease transaction. Brian Carroll and Jim Cummings of Newmark Grubb Knight Frank represented ownership.
