HOUSTON—Hillwood Communities, in partnership with McGuyer Homebuilders, Inc., has broken ground on Pomona, its first Houston-area master-planned community located in the heart of the rapidly growing Highway 288 corridor in Manvel.
Approximately 2,100 single-family homes are planned for the 1,000-acre, $700 million property. The first phase of Pomona consists of 300 homes with prices ranging from $250,000 to $450,000, offered by top Houston builders Highland Homes, David Weekley Homes, Coventry Homes, Plantation Homes and Trendmaker Homes.
Pomona is centered on the Mustang Bayou, which will serve as a heart of the community and create a laid-back, coastal environment for residents. Hillwood plans to leave more than 300 acres of the property open in the form of wetlands and protective waters, and also make improvements to the bayou by planting native grasses and trees.
The community will feature amenities such as trails, resort pool, kid pool, fishing pier, clubhouse, playground, schools and gathering spaces linked by an extensive trail system. Hillwood Communities is currently in contract with Alvin ISD to sell 13 acres of the property to build an elementary school.
Brian Carlock, senior vice president of Hillwood Communities, tells GlobeSt.com, “Pomona sets a whole other bar as far as what is expected in in master-planned communities—and in Houston that's a pretty high bar to exceed. I expect to be within the top ten communities within the first year or two.”
Carlock explains that scale is key to building a top-notch master-planned community. “It's obviously much more involved than building a subdivision. It requires the proper amount of land—a large parcel. It has to be a big enough piece of property to include all the amenities to be considered a high quality master-planned community, from the open space, to the schools, to the class A builders—we've got all the components.”
