DALLAS—StreetLights Residential recently broke ground on a new high-rise development. Sitting on nearly one-acre, the project site is just off McKinney Avenue at the Maple/Routh connection and Thomas Avenue in the Uptown area of Dallas. The project is located within walking distance of a community full of shopping, dining and employment venues.

SLR CEO Doug Chesnut tells GlobeSt.com, “Downtown revitalization is happening nationwide, and it is becoming more attractive as residents are trading the long commute in order to live and work in the city. We have seen an increased demand for multifamily housing, and it will only continue to increase as more corporations and their employees relocate to the Dallas metroplex. There is currently 1.5 million square feet of office construction in Dallas' Uptown neighborhood alone, and the demographics we are seeing in this area continue to support high-end urban infill developments as more people want to live within the city limits."

Chesnut says he is seeing a resurgence of the urban core that brings more retail, entertainment, and walkable space into these multifamily communities. However, with less available land, many developers are now tasked with building urban communities in smaller footprints. The demand for more housing in the urban core is still there but the limited site space makes master planning a key component to any project's success.

Designed by Gromatzky Dupree & Associates, the luxury 23-story high-rise residential development will be comprised of 212 units with one- and two-bedroom floor plans in addition to penthouse options with great views of the iconic Dallas skyline. The interiors are being designed by Waldrop + Nichols Studio, LLC. The landscape will be designed by Studio Outside.

"People pay for what they can touch and feel, and we spent a lot of time crafting our newest Uptown high-rise development. We believe that great mixed places are when the street is the amenity and with this project, we are focused on creating great streets and a walkable space,” says Chesnut. “Even though we were challenged by a tight site space, we used every available inch of space to bring this project to fruition. We don't like to build isolated developments and we are striving to create a good amenity for the Uptown and downtown communities, while working to lace it back into the urban fabric of the existing neighborhood. We are not just building another high-rise tower, we are building people's homes; our team is working hard to create a warm, inviting space for our residents and the area, adding value to the surrounding neighborhoods and the city of Dallas.”

SLR is developing the project and SLR Uptown Construction LLC is serving as the general contractor. The project is expected to deliver its first units in late 2015.

SLR is also developing The Taylor, a 17-story luxury apartment tower with 308 units, located in Dallas' Uptown neighborhood.
