ST. PAUL, MN—On June 25, a joint venture between United Properties and Jerry's Enterprises, Inc., will break ground in suburban Woodbury on Bielenberg Gardens, a retail center that will be anchored by a 65,000-square-foot food store. The partners have not announced who will occupy the space. Located at the southwest corner of Radio Dr. and Bailey Rd., the new center will form part of a city-guided, master-planned development that eventually will include apartments, townhomes and other amenities. And to get the project off the ground, the City of Woodbury has also completed a set infrastructure improvements.

“With the completion of the Radio Dr. upgrade, the extension of sewer, and comprehensive stormwater modeling, we're excited to be entering the execution and delivery phase of Bielenberg Gardens,” said Keith Ulstad, senior vice president of development at the Minneapolis-based United Properties.

The new 30-acre center will also include a 6,200-square-foot liquor store operated by Jerry's Enterprises, Inc., along with a 12,300-square-foot multi-tenant retail building and ten retail outlots. And the city has approved plans for a center of up to 148,000-square-feet. The developers expect to complete the center by spring 2015, and say the retail center and outlots likely will include retail shops, restaurants, a bank and a gas station.

The partners designed the project with walkability in mind, and Bielenberg Gardens will include the new Hargis Parkway, sidewalk connections, new trails along Bailey Rd. and Radio Dr., trail benches within the site, and perennial gardens. A tunnel will connect the site to the Bielenberg Sports Complex by a tunnel under Radio Dr. A central stormwater retention pond will connect to a water reuse system and irrigate Bielenberg Gardens and the adjacent properties.

Additional project partners include general contractor Kraus-Anderson, project architect Architectural Consortium, LLC, engineer Kimley-Horn, excavating contractor Frattalone Companies and brokerage firms Cushman & Wakefield | NorthMarq and DE Winter & Associates.
