SECAUCUS, NJ−Continuing to embroider on the theme of modernization and re-use of its properties in The Meadowlands, Hartz Mountain Industries is doing a custom make-over of the former Panasonic warehouse for Ferguson Enterprises, the country's largest plumbing wholesaler.

Hartz is updating the façade, raising the ceiling height and customizing the interior of the 450,000-square-foot facility to suit Ferguson's Counter concept, designed to serve both professional and do-it-yourself customers with quality brands and expert advice if they require it or fast pick-up if they don't.

Hartz says it is creating a “like-new first class facility” for what will be only the second tenant in more than 40 years at the building in the Harmon Cove district here.

“Harmon Cove established the vitality of the Meadowlands as a commercial hub when Panasonic announced it would site its US headquarters there in 1969,” said Emanuel Stern, president and COO of Hartz. “Since then, every conceivable asset class has thrived at Harmon Cove, with its phenomenal location near the Ports, NYC and the world's best highway system right at its front door.”

Panasonic has relocated its headquarters to Newark, and Hartz demolished its two office buildings for redevelopment as data centers. Hartz has already converted several Secaucus sites to data centers, and the Meadowlands is becoming a cluster site for them in New Jersey.

“Hartz's portfolio has seen a second generation of use at many of its legacy sites,” says Ernest A. Christoph, a top Hartz sales & leasing executive. He called the Ferguson facility “the latest example of our ability to reinvent prime locations to attract esteemed users.”

Ferguson's manager of real estate development, Don Swain spoke of the location of Harmon Cove district as being crucial to its business: “As Ferguson continues to grow and expand in the New Jersey / New York markets, the proximity to our customers becomes increasingly important.”
