NEW YORK CITY—Kalmon Dolgin Affiliates has been tapped as the exclusive leasing agent for a 65,500 square-foot loft space at 984 Atlantic Ave., in the Prospect Heights neighborhood of Brooklyn, GlobeSt.com has learned EXCLUSIVELY. The property includes a 5,000-square-foot parking lot.
Robert Klein of Kalmon Dolgin Affiliates will be the exclusive leasing broker for the loft spaces. RIPCO Real Estate is handling the ground floor retail space at the property. Lloyd Goldman of LG Second Generation Partners owns the building.
Formerly a car dealership that was used most recently as a parking garage, the loft features about 15,500 square feet per floor, Klein tells GlobeSt.com, and 13-foot ceiling heights. The property also boasts floor-to-ceiling windows. A number of renovations are anticipated at the building, including the installation of new exterior windows.
Klein has tenant types, and possibilities for the divvying up of space, already in mind. “The building is ideal for use by technology or creative companies, medical tenants or other offices. The building is four stories and we would like to rent to one tenant per floor. However, we also would consider dividing the floor plates into several units.”
The property sits on one of Brooklyn's most populated streets in a gentrifying area, Klein says. “The area is rapidly changing. Sandwiched between Prospect Heights and Clinton Hill—and a short walk to the Barclays Center and Atlantic Terminal—the property is just several blocks from 1000 Dean St. and 470 Vanderbilt, which have received tremendous response from creative artist use, as well as office work space.”
In fact, the property is two blocks away from Vanderbilt Avenue, which is now home to a number of trendy bars, restaurants, shops, and creative work spaces.
The site offers access to the 2, 3, 4, 5, B, C, D, N, Q, and R, subway lines, the Long Island Railroad, and the B45, B48, and B65 bus routes.
