LOS ANGELES—Kilroy Realty has unveiled plans for its 475,000-square-foot mixed-use office campus on the former Academy of Motion Pictures Arts and Sciences lot on Sunset and Vine. Kilroy purchased the site late last year, and plans to break ground on the project in early 2016.

Sitting on four acres and a full city block, the property will have three, four-story office buildings, a 23-stoy multifamily building and 20,000 square feet of ground floor retail space. According to Kilroy EVP David Simon, the property will help to fill a void of class-A office campuses in the Hollywood market, just like Kilroy's similar $380 million office development nearby, Columbia Square.

The three office buildings range in size from 76,000 to 100,000 square feet. Kilroy will target technology, entertainment and media companies to occupy the property, which has a “cascading design to allow tenants to develop a personal identity. The three buildings are terraced and have private entrances and outdoor meeting areas. The multifamily property will anchor the northwest corner of the campus and connect to the office properties through a series of landscaped pathways.

Outdoor space was an important element to the project. Approximately 40% of the property is outdoors and each of the office facilities have outdoor meeting spaces. The property will be built to LEED-Gold certification standards. Architectural firm Shimoda Design Group is leading the design while House Robertson is serving as executive architect.
