PHOENIX—Cassidy Turley announces that a Calgary-based investment group, McKemy Holdings, has sold an 81,200-square-foot industrial property at 9235 S. McKemy St. in Tempe for $7.5 million. The buyer was Scottsdale-based private investment company, Development Services of America. Senior managing directors Bob Buckley, Tracy Cartledge and Steve Lindley with Cassidy Turley's capital markets group, brokered the transaction on behalf of seller and buyer.Built in 1999, the single tenant industrial building is fully occupied by MTD Southwest, Inc. an international design, manufacturing and sales company of outdoor power lawn and garden equipment.
-TUCSON—Colliers International in Greater Phoenix completed the sale of Villas at Roger Road, a 232-unit Class B apartment building in Tucson, for $5.68 million, or $24,504 per unit.Equilibrium Villas, LLC, of Washington, D.C., purchased the complex, located at 3985 N. Stone Ave., from Blue Valley Apartments, Inc. of West Palm Beach. Bill Hahn, Jeffrey Sherman and Trevor Koskovich, senior vice presidents of Colliers HSK Multifamily, served as the brokers for the buyer and the seller. The unit mix includes 88 one-bedroom and 144 two-bedroom/one-bathroom apartments, ranging from 500 square feet to 750 square feet. The building was constructed in 1984.
-PHOENIX—Colliers International in Greater Phoenix announces the $2.9 million sale of a 21,008-square-foot office/warehouse/flex building at 7327 E. Tierra Buena Lane in Scottsdale. The property was built in 1996. Henry Mohrschladt of Newport Beach purchased the property from TR & RT Properties, Inc. of Scottsdale. Jim Keeley, founding partner of Colliers International's Scottsdale office and a senior executive vice president, represented the seller. Darren Tappen of Voit Commercial Services represented the buyer.
-PHOENIX—Colliers International in Greater Phoenix recently completed the $1.45 million sale of a 10,710-square-foot office/warehouse/flex building at 16460 N. 91st Street in Scottsdale. Juggernaut Holdings, LLC of Scottsdale has acquired the IDS Building, built in 2004, from LME Asset Development of Scottsdale. Jim Keeley, founding partner of Colliers International's Scottsdale office and a senior executive vice president, and Mike Kane, a senior vice president in Colliers International's Scottsdale office, represented the seller. Jim Lieberthal with Cutler Commercial represented the buyer in the transaction.
-FOUNTAIN HILLS—After receiving close to a dozen offers during the 30-day marketing period, ORION Investment Real Estate announces the closing of Plaza Fountainside located at 12645 North Saguaro Boulevard in Fountain Hills for $4,100,000 ($178/SF) to LIPA, LLC and KUNA, LLC, family partnerships with principals in California and Arizona. The Seller was Pinciero, LLC out of Calgary. The property was 100% occupied at time of closing.
-PHOENIX—Goodwill Industries will be opening a new retail storeat the southwest corner of Arizona Avenue and Riggs Road in Candler. Andy Kroot of Velocity Retail Group negotiated the ten-year lease of 27,600 square feet on behalf of the tenant. The landlord, Greenway 32, LLC, was represented by Bob Rusing of Arizona Partners Retail.
-PHOENIX—Velocity Retail Group represented Tokyo Joe's in a ten-year lease of 2,500 square feet north of the northeast corner of Baseline Road and Val Vista Drive in Gilbert, AZ. The landlord was represented by Trent Rustan of Commercial Properties. A second Tokyo Joe's was also signed at Chandler Pavilions at the southeast corner of Ray Road and Interstate 10 in Chandler. The 2500 square foot store will be opening in the former Barbeques Galore space during the 3rd quarter. The landlord was represented by Cliff Johnston of Cassidy Turley BRE.
-PHOENIX—Integrity Staffing leased a 6,005 square foot free-standing building at the Agua Fria Towne Center, located at the northeast corner of Camelback Road and Loop 101 in Glendale. Velocity Retail Group's Judi Butterworth, Nick Ault, and Michael Clark represented the landlord. The tenant was represented by Michael Prochelo of Financial Management Group.
-PHOENIX—Nick Ault of Velocity Retail Group represented Yummi Sushiin a three-year lease of 3,797 square feet at the northeast corner of Thunderbird Road and 32nd Street in Phoenix. The landlord was represented by Reuel Couch of The Restaurant Brokers.
