CHICAGO—Cushman & Wakefield has just secured a long-term lease for a 275,000-square-foot Carol Stream industrial property and brought it up to 100% occupancy. Industrial brokers Britt Casey and Chris Lydon, based at the commercial real estate firm's suburban Rosemont office, represent property owner TA Associates Realty as exclusive agents for the building at 900-910 Kimberly Dr.

Diamond Marketing Solutions, which produces data-driven communications in print and digital media, leased 185,000-square-feet in the building, a significant expansion for the company and one of the largest leases in the central DuPage area this year. The company will relocate its headquarters from nearby Bloomingdale. The move will keep Diamond near its employee base, one of the chief reasons it chose the building, according to Casey. John Gearen of Nicolson, Porter & List served as tenant broker in the transaction.

“Carol Point Business Park is known as a desirable destination for industrial users, and within it 900-910 Kimberly Drive is well positioned with solid institutional ownership and a nice balance of corporate-quality image and modern industrial features such as 30-foot clear ceilings, exterior loading and above standard automobile parking,” Casey adds. “The larger space became available just six months ago, with multiple interested parties pursuing the space. This rapid retenanting came as no surprise given the quality of the space and the continued diminishment on the supply side of comparable spaces.”
