IRVINE, CA—Jones Lang LaSalle, has represented J & R Main Street, LLC in the acquisition of a 143,695-square foot office building and adjoining one-story data center at 2525 Main St. in Irvine. The deal off-market, and J & R Main Street paid $36 million for the building or approximately $250/RSF.

JLL Orange County's Joe Bevan, represented the buyer in the transaction. The seller, Main Street Office Partners, LLC, was represented by David Dowd of Cushman & Wakefield. Bevan along with JLL Orange County's Wade Clark and Bryce Mordoff have been retained to handle leasing at the building. JLL's Property Management team has been selected to manage the building. The building has immediate availability for users up to 25,000 square feet with building top signage and up to 6:1,000 parking available.

"2525 Main Street is appealing for occupiers for several reasons, not the least of which is the work-live opportunities in the immediate, central Irvine Business Complex location with several new multi-family residential developments and unlimited amenities within walking distance," said Bevan.

The building is situated on approximately 7.33-acres in near the I-405 and SR-550 Freeways in Irvine's Airport Area submarket. The property features a five-story steel-frame office tower and an adjacent state-of-the-art data center. It offers abundant onsite parking and has excellent access to Orange County's John Wayne Airport (SNA), retail, restaurant, and hotel amenities. The property is 85% pe leased to several high profile companies including a colocation facility operated by GrupoSMS, Advanstar Communications and the building's newest tenant, OSI Consulting.
