PHOENIX—In the most recent Deal-Tracker, CBRE has completed the sale of the Motorcycle Mechanics Institute Building located at 2932 W. Deer Valley Rd. in Phoenix. The 41,739-square-foot technical training facility commanded a sale price of $5.97 million.

Barry Gabel and Chris Marchildon with CBRE's Phoenix office represented the seller, 2932 DVR, LLC. The buyer, Hyperion Fund, LP, was represented by Eric Wichterman and Mike Coover with Cassidy Turley.

The MMI Building is 100 percent leased to UTI on a long term lease. It is one of three buildings that comprise the MMI campus. The building is located on Deer Valley Road, the main street serving the market, and half mile west of the Interstate 17. The property also benefits from its adjacency to numerous retail services, residential neighborhoods including multi-family developments and other strong corporate users.

Headquartered in Scottsdale, UTI, a publically traded company, is the leading provider of post-secondary education for students seeking careers in automotive, diesel, collision repair, motorcycle and marine technicians. UTI has more than 170,000 graduates from 11 locations througout the country within its 48 year history.

-PHOENIX—NorthMarq Capital's Denver based regional office secured the $5.3 million acquisition of Paradise Vista Apartments, a multifamily property containing 24, two-story buildings with 352 total units located at 7102 North 43rd Avenue in Phoenix. The transaction was structured with an 8-year term and 30-year amortization schedule. Northmarq arranged financing for the borrower through its relationship with a regional bank. Property amenities include covered parking, as well as six onsite laundry facilities. The new owners plan to make renovations to the property.

-PHOENIX—Colliers International in Greater Phoenix has recently completed the sale of a Class C office shell in downtown Phoenix for $2.3 million, or $130 a square foot. Phoenix-based New City Church purchased the building, located at 1300 N. Central Ave., from Drapac Group of Los Angeles. The New City Church has experienced tremendous growth in the last three years and had outgrown their current location. New City Church was attracted to the property because of its downtown location, light rail access, bike parking and proximity to the downtown arts district. Larry Ortega, executive vice president of Colliers, served as the broker for the buyer. Ortega specializes in the sale and leasing of retail and commercial properties. He has focused on downtown Phoenix since 1990. The seller was not represented by a broker. The building, encompassing 17,692 square feet, was constructed in 1961. New City Church plans to redesign the building.

-PHOENIX—ORION Investment Real Estate announces the closing of a single-story office/warehouse building, located at 160 South MacDonald in Mesa for $750,000 to Cardinal Capital Management, Inc. The property was built in 1981 and sits on approximately 2.51 acres. The office/warehouse includes a grade-level overhead door for shipping and features a large enclosed yard for parking and storage. It is located a short walk from Main Street in downtown Mesa and the future light rail. Nick Miner of ORION Investment Real Estate in Scottsdale negotiated the transaction.

-PHOENIX—Colliers International in Greater Phoenix recently completed a sale/leaseback transaction for Arrowhead Health Centers' location in Surprise for $1.9 million, or $309 per square foot. A buyer from Brooklyn purchased the property, 17061 N. Avenue of the Arts, suite 100, from Scottsdale Office Properties (formed by Arrowhead Health Centers). Marc Bonilla, vice president of Colliers International's Scottsdale office, served as the broker for the seller. Bonilla has sold every Arrowhead Health Centers clinic, transacting over $50 million during the last 10-plus years. Marcus & Millichap represented the buyer. The building was constructed in 2008.

-PHOENIX—Cassidy Turley announces the $2.1 million sale of SAARS Building, a Class B office building at 4221 North Scottsdale Road in the Scottsdale submarket. Phoenix-based 4221 Scottsdale LLC / TradeCor LLC purchased the property from Scottsdale-based Scottsdale Area Association of Realtors. Cassidy Turley managing director Mark Bramlett, executive managing director Eric Wichterman and senior vice president Mike Coover negotiated the transaction on behalf of the seller and buyer. Built in 1982, SAARS Building is a two-story, 8,500-square-foot office building on .57 acres located in the heart of the Old Town Scottsdale entertainment district at Scottsdale Road and 4th Avenue. The Scottsdale Area Association of Realtors occupied the building since 1982 and recently purchased a building at the Scottsdale Airpark for its new headquarters. No details have been disclosed for redevelopment at this time.
